United States: Turnkey Greenhouse Acquisition Opportunity

Colliers International acted as real estate agent, and BMO Capital Markets acted as business advisor and financial advisor, assisting in arranging the sale of two glass greenhouses, auxiliary warehouses/offices and processing facilities as well as an independent motel in O'Neill, Nebraska.

The turnkey facility is intended to be used as a tomato production greenhouse, but it is very suitable for the production of various common greenhouse crops. The on-site warehouse also provides potential owners of the property with the ability to integrate all processing, packaging, warehousing and transportation activities in one location.

The two main greenhouses include approximately 24 acres of planting area and are constructed with a glass steel frame. The greenhouse contains a fully automatic irrigation and trough planting system for agricultural production, served by a central boiler room and irrigation room. The property has also benefited from major recent capital improvements, including a comprehensive greenhouse expansion in 2010 and a new 10,500 square foot fully air-conditioned cold storage and processing facility recently added to the site. 

The exterior of the property enjoys good access from the local highway and has ample parking spaces. The exterior of the property also contains some additional improvements, including a rainwater management pond used in the irrigation system, a 1,000,000 gallon hot water tank, and a carbon dioxide storage tank. The site is equipped with municipal gas, water and electricity connections. There is a 6.25MVA substation on site, which can provide sufficient power for existing operations. The excess capacity is about 5-6MVA, and it has the potential to expand to 18.75MVA. The property also has approximately 20 acres of surplus land that can be used for potential greenhouse expansion.

The property is located in O'Neill, the seat of Holt County, one of the largest counties in Nebraska. The site is located on the west side of North Harrison Street, which is one of the main arterial roads in O'Neill. The site enjoys good connections to highways and railroads, providing access to the interstate highway network and the BNSF rail network, the latter providing rail connections across North America. The property is just minutes away from the O'Neill Municipal Airport and is located in a mature light industrial area.
